The vision behind Tbilisi Acres was to shift the perspective in architecture and create the first self-sufficient neighborhood, offering an all-inclusive living experience in perfect harmony with nature (And when we say nature, we mean real nature).

We discovered a scenic hillside in Tbilisi, Georgia, with untouched wild landscapes and planned a progressive, community-centred neighborhood with easy access to all the essential urban amenities. This self-sustaining development redefines sustainable living in Tbilisi and offers residents a unique balance of nature and modern living in the centre of the city, between the most in-demand districts of Vake and Saburtalo.

The creation process of Tbilisi Acres was driven by the needs and desires of modern residents. The goal was clear: to offer a space where mindfulness and adventure coexist. We set a new precedent in the history of urban development in Tbilisi: the architecture of the entire neighborhood was designed first, and only then were the individual buildings formed, marking a historic shift in architectural practice.

 

The entire neighborhood lies on a sunny southern hillside with stunning views of Tbilisi, Tskneti, Kaklebi, and Mukhatskaro. The architecture mirrors the natural shapes, surfaces, and landscapes of the local environment, creating a seamless urban escape. It feels as though the buildings don’t simply coexist with nature, but instead grow from it.

From a distance, the bottom of the slope appears as a welcoming gateway, while the natural curve of the central area forms a ring, highlighted by the flowing architecture of the residential buildings. The design evokes the feeling of an amphitheatre, with the highest point crowned by a central public square, that serves as the heart of the community. This multifunctional space is set to become a new centre of attraction in Tbilisi, suggesting a vibrant mix of social and recreational areas.

The project features terraced zones with expansive open spaces between the residential areas, including recreational zones, green areas, kids' playgrounds, parking facilities, and essential spaces for safety, logistics, and social interaction.
