A New District Between Vake and Saburtalo Promises a Fresh Living Experience in the Capital
With its unique location, greenery, sophisticated architecture, well-developed infrastructure, impressive views, security, and accessible services, the new self-sufficient neighborhood Tbilisi Acres promises a completely new living experience in the capital.
The neighborhood is located between two of Tbilisi's most prestigious and desirable areas — Vake and Saburtalo — on the road leading to Napetvrebi, just a 2-minute walk from University Street. Recently, the city’s residents chose the name for this place themselves, and signs will soon appear here with the inscription ‘Dariani Street
The first self‑sufficient neighborhood brings together all the functions and services typically concentrated in the city center. By decentralizing and distributing these facilities, it reduces the need to travel to other parts of the city. In addition, a new road from Vake planned specifically for this neighborhood will further integrate it into the city’s infrastructure.
The project will create a unique experience for residents. On one hand, they’ll enjoy access to a full range of urban services and infrastructure and can reach the city’s central areas within minutes. On the other hand, they’ll live next to a forested massif in an ecologically clean environment where buildings occupy only 15 % of the land. In addition to residential housing, the development will include a broad array of social spaces—educational, sports, cultural, recreational, entertainment and shopping facilities. The remaining 85 % of the site will be a natural landscape, landscaped with plants native to the local flora.
Tbilisi Acres spans 62 hectares and includes a wide variety of social spaces—educational, sports, cultural, recreational, entertainment and shopping facilities. Of this area, 85 % is either natural cover or green space planted by dendrologists with native flora. As a result, the new neighborhood sits in harmony with nature; the western side is bordered by 90 000 m² of natural landscape and forest. Situated 750 m above sea level, it enjoys noticeably cleaner air and a healthier ecological environment. Conceived as a natural extension of Tbilisi, the project reflects a modern vision shaped by the lifestyles and needs of today’s residents. Its unique layout makes essential services and institutions easily accessible, establishing a new standard of urban living.
In the first phase, Tbilisi Acres will develop commercial and educational centers. Mid‑slope areas will be allocated for low‑rise residential buildings, and the neighborhood will offer all necessary services alongside recreational zones. A central public square will be situated in the northern part of the project, featuring cultural, commercial and leisure areas with unique 360‑degree views of Tbilisi, Tskneti and the green landscape of Tbilisi Acres.
Its unique microclimate and natural setting, combined with modern planning, a wide range of services, comfort and a prime location, give Tbilisi Acres its status as the city’s first self‑sufficient neighborhood. The project serves as a model for similar developments in the future.
